A Modular Milestone: New Housing Project for the MSIFN

Arcwell Developments is proud to be delivering a modular housing project for the Mississaugas of Scugog Island, a forward-thinking initiative that marks one of the Nation’s first major steps into modular construction. This project, awarded through a competitive RFP process, represents a meaningful partnership rooted in trust, innovation, and a shared commitment to community well-being.

The story began in May 2024 when Arcwell Developments travelled to meet with the Mississaugas of Scugog Island. That initial meeting sparked thoughtful discussions about the benefits of modular housing—its efficiency, adaptability, and ability to meet growing housing needs on a reliable timeline. At that point, the Chief and Council were beginning to explore the potential of modular building as a transformational solution for the Nation.

When the RFP was released on December 19, 2024, Arcwell was invited to participate and recognized a clear alignment between the project goals and the company’s expertise in modular, turnkey housing.. Arcwell submitted a comprehensive proposal and was honoured to be awarded the contract in February 2025.

Currently, site clearing is underway on two designated plots. The project scope includes the construction of two spacious bungalows, each 1,492 square feet, with three bedrooms and two bathrooms. These homes will be designed with high-quality finishes and built for long-term durability and comfort, reflecting both the aesthetic and functional priorities of the community.

This modular approach allows for precision construction off-site while foundational and site servicing work proceeds in parallel. As a result, Arcwell is on track to deliver both homes, complete by early summer 2025.

The Mississaugas of Scugog Island have shown a clear vision for sustainable, culturally grounded growth, and Arcwell Developments is honoured to support that vision. This project reflects the Nation’s commitment to housing innovation and Arcwell’s dedication to building relationships that go beyond construction—focusing instead on long-term impact and community trust.
